Join ULI Indiana to hear from Katie Culp, President of KSM Location Advisors, and Tom Dickey, Managing Director – Real Estate, Hageman Group, as they share their insights into the types of incentives available, what it takes to get them, and how they can make or break a deal. Using case studies as examples, they’ll share factors to consider when determining if incentives are right for you.

Katie Culp is president of KSM Location Advisors, part of the Katz, Sapper & Miller Network. Previously, Katie led Cassidy Turley’s (now Cushman & Wakefield) national location advisory and incentives practice, working with corporate clients to make fully informed location decisions and maximize state and local incentives packages. Katie has also led economic development efforts in central Indiana for organizations such as The Indy Partnership/Indy Chamber, Boone County EDC, and city of Indianapolis. Katie has secured close to $600 million in economic incentives for 16 million-plus square feet of office and industrial space and has worked with clients ranging from Fortune 500 companies to small, privately owned firms. With 16 years of economic development experience in 48 states, Katie understands the regional differences influencing location decisions.

Katie received a bachelor of science degree in public policy and a master of business administration degree from Indiana University. A member of the Zionsville Redevelopment Commission, she has held leadership positions in organizations including Indy Chamber, Develop Indy, Indiana NAIOP Chapter, Indianapolis Symphony Orchestra, and the Indiana Economic Development Association. She also serves as a regular contributor to Inside INdiana Business’ INsiders panel.

Katie was named a 2016 Woman of Influence by the Indianapolis Business Journal and has previously been selected for inclusion in it’s “Forty Under 40” special report. She is a consecutive award winner of Cassidy Turley’s top producer’s club (Cassidy Turley President’s Club 2008-2014) and has been recognized by the Real Estate Forum as a “Woman to Watch” in its “Women of Influence” category.

Tom Dickey, Managing Director – Real Estate, Hageman Grouptomdickey640

Tom Dickey is Managing Director of Real Estate for Hageman Group.  Hageman Group is a family office and real estate developer and investor located in Carmel, Indiana.  At Hageman Group, Tom is responsible for identifying and executing on commercial development and investment opportunities, focusing much of his work on public-private partnerships.  In addition, Tom and his colleagues at Hageman raise capital from other family offices and high net worth individuals who co-invest with Hageman in both new development projects and building acquisitions.  Tom also consults with public and private clients related to real estate development, redevelopment and economic development.  Current Hageman projects include Crossroads Westside, a $42M urban apartment project in Kansas City, where Hageman is partnered with Cityscape Residential, and 1 North, a $43M urban apartment project in Fishers, Indiana, where Hageman is partnered with Envoy

Prior to joining Hageman Group, Tom served as the Director of Community Development for the City of Fishers, Indiana, one of the fastest growing communities in the country.  Beginning in 2012, Tom led the City’s downtown redevelopment and economic development efforts as well as the planning, zoning and building services divisions.  As a key advisor to Mayor Scott Fadness from 2012 to early 2015, Tom led the creation and execution of a downtown redevelopment strategy that has resulted in over $200 Million of investment in downtown Fishers.

Tom serves as Chairman of the Board for Advocates for Families and Children Inc., a child advocacy center in Hamilton County, and as Chairman of the Board of the Hamilton County Economic Development Corporation.  Tom and his wife Peggy have four children, and are foster parents for many other children.
