ULI Indiana announces plans for On Location events in 2022; Five locations to be featured, including two outside Marion County

The Knightstown Indiana Redevelopment Commission has a historic building out for bid as required by the State regulations for Redevelopment Commissions. The building is on US 40 and Jefferson street in Knightstown and has approximately 15,000 square feet that has been used and ~5,000 additional square feet in a third floor and large attic.

NOTICE OF SALE OF REAL ESTATE
Notice is hereby given that the Town of Knightstown Redevelopment Commission (“RDC”) will open and consider written offers (Proposals for Purchase) for the sale of a certain parcel or parcels of real estate and improvements owned by the RDC and having a common street address of 32 and 36 E. Main Street, Knightstown, Henry County, Indiana (the “Property”). The Legal Description of the Property is as follows:

A part of Lot Number 8 in Block Number 14 in William Cary’s Addition to the Town of Knightstown, in Henry County, Indiana, as per plat thereof, recorded September 12, 1839, in Plat Book 3A, page 79, in the Office of the Recorder of Henry County, Indiana, EXCEPT all that part lying North of the South line of the following described real estate:
A part of Lot Number 8 in Block Number 14 in William Cary’s Addition to the Town of Knightstown, in Henry County, Indiana, as per plat thereof, recorded September 12, 1839, in Plat Book 3A, page 79, in the Office of the Recorder of Henry County, Indiana, more particularly described as follows:
Beginning at a point 34.85 feet South of the Northeast corner of said Lot; thence West 50.7 feet parallel to the North line of said Lot; thence North 34.85 feet parallel to the East line of said Lot to the South line of an alley; thence West 13.55 feet along the north line of said Lot; thence South 69.55 feet parallel to the West line of said Lot; thence East 64.25 feet parallel to the North line of said Lot to the West side of Jefferson Street; thence North 34.7 feet along the East side of said Lot to the place of beginning, being the same real estate as conveyed to John B. Dickey and Helen L. Dickey, husband and wife, by warranty deed dated November 19, 1962 and recorded December 11, 1962, in Deed Record 185, page 398, as Instrument Number 12742, in the Office of the Recorder of Henry County, Indiana.

If a bid is submitted by a trust (as defined in Ind. Code §30-4-1-1(a)) the bidder must identify each:
a. beneficiary of the trust; and
b. settlor empowered to revoke or modify the trust.
The RDC shall accept bids beginning on March 1, 2022. The sale shall continue from day-to-day for a period of sixty (60)days, commencing on February 17, 2022, at 8:00 a.m. and ending at 4:00 P.M. on April 19, 2022. The RDC shall make the Property available for inspection during this period of time upon advance request of a bidder. The Sale of the Property shall be subject to the following terms and conditions: (i) the Property shall be purchased in “as is” condition, subject only to a condition of rezoning the Property to a classification proposed by the successful bidder; (ii) all bids shall be submitted according to the instructions included in the bid offering packetavailable from the Town of Knightstown offices located at the120 E. Main Street, Knightstown, IN 46148; (iii) the RDC has designated the oversight of this process to a designated subcommittee of two members of the RDC and RDC counsel; (iv) the final approval of a bid, if selected, shall be made by the RDC following a duly noticed public hearing of the RDC; and (v) the proposed use or development shall not be an adult oriented use on the Property. In accordance with Indiana Code §36-1-11-4(c), the minimum bid for the Property is Thirty SixThousand Five Hundred and no/100 Dollars ($36,500.00). The RDC reserves the right to accept, reject or table any and/or all bids. In the event all bids are rejected and the RDC issues a written determination for the reason of such a rejection, the RDC reserves the right to hire a broker to dispose of the Property in accordance with Indiana Code §36-1-11-4(g).
The Property shall not be sold to a person who is ineligible to purchase the Property under Ind. Code § 36-1-11-16. If a bid for the Property is submitted by a Trust (as defined in Ind. Code § 30-4-1-1(a)), the bid must identify: (a) the beneficiary of the trust and (b) the name of the settlor empowered to revoke or modify the trust.
