Bottleworks District takes top honor in Real Estate Development category
On Sept. 29, the Indy Chamber hosted the 44th annual Monumental Awards, which highlight the built environment in the nine-county Indianapolis region. ULI Indiana was again the sanctioning organization for the program’s Real Estate Development category. The award recipients in the category were as follows:
Merit Award: Kan Kan Cinema & Brasserie, submitted by J W McQuiston Architecture
Taking its name from the Vonnegut novel, the Kan Kan project was conceived as a vehicle for bringing together those with a love for all things cinema-related & European inspired cuisine, under a single roof. The Windsor Park neighborhood was appealing for its location to Spades Park, the Pogue’s Run river and proximity to historic neighborhoods. The area had seen little new construction in over 40 years. Project principals are Sam and Ben Sutphin, Ed and Tom Battista. The project architect and interior designer was J.W. McQuiston Architecture+Interior Design. General Contractor was Brand Construction, Inc. Project consultants: Circle Design, Weihe Engineers, Lynch Harrison & Brumleve, Kirkegaard Associates, CT Design, MagnaTech.

In 2019, Stenz Corp, Third Street Ventures, and Pure Development teamed up to tackle the acquisition, redevelopment and lease up of the former headquarters for the US Corrugated Fiber Box Company. The 135,000 square foot structure, located at 1411 Roosevelt Avenue, sits at the doorstep of one of the most traveled and visible stretches of roadway in the State of Indiana. The team endeavors to reconnect the North Mass District and surrounding neighborhoods. Welcoming several new businesses in 2021, the $25M Box Factory project represents the start of the rebirth for this long-forgotten, high visible pocket of Indianapolis.
Honor Award: Bottleworks District, submitted by Hendricks Commercial Properties
Bottleworks District is a 12-acre, mixed-used development in the northeast end of Massachusetts Avenue in downtown Indianapolis. The site comprises of several historic building that features one of the largest terra cotta facades in the state. This is a multi-phase development with the first phase completed in December of 2020. This first phase included the restoration and repurposing of the historic bottling plant into a boutique hotel, the conversation of the maintenance garages into a 38,000 square foot food hall, an 8 screen movie theater, and various other retail, restaurant, and entertainment uses. In addition, a significant office component housing High Alpha, an Indiana based technology fund and business incubator. Bottleworks District weaves old and new into a new entertainment area for both locals and visitors to enjoy. Future phases are planned that will include additional office, entertainment, retail, and residential.
